Brian Properties has assumed management of a Vernon Hills office flex property following its engagement by an out-of-state investor entering the Chicago market.
Arlington Heights, Ill. — Brian Properties, Inc. has assumed property management responsibilities for a Class B office/flex property located at 704–708 Deerpath Drive in Vernon Hills, Illinois. The engagement follows the recent acquisition of the asset by an out-of-state investor entering the Chicagoland market.
The single-tenant property, part of Deerpath Office Park, is fully occupied by a corporate user and is located in the Central North suburban submarket. Originally constructed in 1983, the building offers a flexible layout suited to office and light industrial use.
The assignment was referred to Brian Properties through a brokerage relationship. While the firm was not involved in the acquisition or sale of the asset, ownership selected Brian Properties to oversee both asset and property management functions as it establishes a presence in the region.
Ownership is focused on acquiring and holding long-term, stabilized assets and is actively pursuing additional investments in the Chicagoland area. As a first acquisition in the market, the Deerpath Drive property represents an initial step in building a broader regional portfolio.
Brian Properties will implement structured property management and financial reporting systems tailored to support long-term asset performance for an out-of-state owner. Services will include lease administration, financial oversight, tenant coordination, and maintenance management, with an emphasis on consistent operations and transparent reporting.
